Turkey Title Deed Fee
Transfer duty is generally referenced at about 4% of the declared sale value, commonly split 2% buyer and 2% seller.
Declared base and assessed value
The true declared price cannot sit below the municipal assessed value. Under-declaration risks penalties. The title-deed calculator needs a realistic base.

Buyer and seller shares
The common statutory split is 2% each. Private “who pays” deals do not erase public liability; they only rearrange cash between parties.
Costs outside the 4%
Revolving fund, valuation, insurance, mortgage and bank fees are separate. Add them when comparing rent versus buy.
Condominium conversions, type changes or green-title steps can add separate revolving-fund charges. Do not bury them inside the sale-duty percentage. Mortgage-related insurance packages also raise cash at closing.
Mortgaged purchases
Release of an old mortgage and registration of a new one affect closing day. Bank limits follow appraisal, which may differ from the sale price.
Seller mortgage release and buyer mortgage registration must be sequenced carefully. Avoid stacking deposit, duty and bank fees on the same chaotic day without a written cash calendar.
