How an annuity payment works
A level instalment keeps the cash amount stable while the interest share falls and the principal share rises over time. Without an amortisation schedule it is hard to judge early settlement savings.
The loan-payment calculator produces an illustrative annuity. Bank day-count rules and fee schedules can change the official plan; the tool is informational.
Longer terms and total cost
Extending the term usually lowers each payment but often raises total interest. “Lowest instalment” is not the same as “lowest lifetime cost.” Test at least three terms side by side.
Nominal rate versus effective cost
Allocation, valuation, insurance and mortgage fees can lift effective annual cost above the advertised nominal rate. Add cash fees or capitalised fees explicitly when you compare banks.
Prepayment and variable products
Extra principal payments can cut later interest, but some contracts charge early-settlement fees. Variable-rate products may not keep a fixed annuity; ask for the bank’s scenario table.
Rent versus buy on one horizon

Budget stress test
If the instalment is a large share of income, test +1 percentage point rate or −10% income shocks. The bank schedule and contract are binding; calculator output is not an approval.

- Rank offers by total repayment, not only the instalment.
- Include allocation, insurance and valuation fees.
- Read early-settlement clauses before you prepay.

Is the interest share fixed?
No. In a classic annuity the interest portion declines while principal rises. Early versus late settlement therefore saves different amounts of interest.
Is this a bank offer?
No. It is an illustrative calculation. Approved rates, fees and schedules appear only in the bank’s documents.
Is a longer term always better?
It can ease monthly cash flow while increasing total interest. Choose based on whether instalment size or lifetime cost matters more to you.
Why is effective cost higher?
Because fees and compulsory add-ons sit on top of the nominal rate. Comparing headline rates alone can mis-rank two loans.
