Use assessed value, property type and municipality status instead of listing price.
Assessed rather than market value
Annual property tax does not directly use today’s listing price. Municipal land unit values and building characteristics create the assessed tax value. Title-deed fees and asking prices serve other purposes.
Residential and commercial rates
General references are about 0.1% for homes and 0.2% for commercial buildings. Land and other categories differ. Misclassifying use can double or understate the bill.
Metropolitan uplift and relief
Rates can increase within metropolitan municipality boundaries. Qualifying single-home owners may need to file documents for relief; it is often not automatic. Re-check after boundary changes.
Payment schedule and co-ownership
Tax is commonly paid in two instalments per municipal calendar. Late payment can add surcharges. In shared title, allocate by ownership share and keep receipts with the property reference.
Budgeting after purchase
Property tax is an annual holding cost separate from deed fees and dues. In rent-versus-buy comparisons, include it explicitly. Assessed value may move slower than market listings.
